Q Where do I live when I touchdown in Australia?

A We recommend that before you depart you organise yourself a short term furnished rental, ie holiday let. This will give you the chance to get on your feet and have a look around suburbs and choose where you would like to settle. Moving to Melbourne are a company who can help you with your short stay accommodation.

 

 

Q  How long should I book the short term furnished rental?

A This all depends on how pro active you are when you arrive and how long it takes you to get over the jet lag. We recommend 4 – 5 weeks.

 

 

Q  How long will it take me to find a long term rental?

A Again this depends on how soon you get over the jet lag, etc. Most real estate agents only have a property viewing once a week for around 10-15 minutes these are called “Open for Inspections” it’s at this time everyone who is interested in renting the property turn up and view the property with yourselves. If any of the viewers want to go ahead with the property they are asked to complete an application form, once the agents and landlords have all the application forms in they will go through them and choose which tenant they would like to take up the tenancy. Sometimes you may have to wait a week for a decision, during this time we suggest you continue viewing other properties and put in other applications. Rentals are currently in high demand but you should be able to find something within 4 weeks of arriving.

 

 

Q  A 6 month or 12 month tenancy?

A  At this present time most tenancies in Victoria are for 12 months. If you do find a property that is a 6 month tenancy we recommend taking this up as in 6 months you should know if you like the area and want to settle there. We have known people take out a 12 month tenancy and then decided after 4 months that they are not happy there.

 

 

Q Can I find a 12 month rental property that is furnished?

A You will find that 98% of long term rentals are unfurnished. However they still include carpets/tiles, blinds/curtains, cooker and some have a dishwasher.

 

 

 

Q  We want to live in a 3 bed house, how much will the rent be?

A This question depends on the suburb you choose to settle in you can pay anything from £100 - £700

 

 

 

What do I need to secure a rental?

A Agents will ask for a variety of things, some are stricter than others.  Why not take a look at one of the tenancy applications our agents use: Tenancy Application Form  Most agents understand that you may have recently arrived in Australia and will not have a job to go to, as long as you can show that you have finances available to cover the rent this will be fine.  To help your application we recommend:

  • A copy of your mortgage/rental statement from the UK showing you paid on time.
  • Reference from your new/ex employer
  • A bank statement showing your available finances
  • A character reference

 

 

 

Q  Can I buy a house on my visa?

A Temporary Visa. It is possible to buy a house on a temporary visa, however, you need permission from the Foreign Investment Review Board. As long as you are not purchasing it as an investment property (ie renting it out) then permission should be granted.
136 Visa – There are no problems at all in purchasing property or land on this visa.

 

 

 

Q  Am I entitled to the First Home Owners Grant?

A  If you are on a permanent visa then yes you will be entitled to the grant. Unfortunately, people on temp visas are not entitled.

 

 

 

 

Q  What is the best school in my chosen area?
